Privacy policy

This site collects very little. Here is exactly what, why, and who handles it.

Who is responsible

This website, christopher.pt, belongs to Christopher Cabrita, a property consultant based in Alvor, Algarve.

He lists and sells property through Pera Premium Properties, Lda., which holds estate agency licence AMI 11034. For enquiries about buying or selling, that company is the data controller: the party that decides how your details are used and answers for it.

What the site collects

Only what you choose to send. The contact form asks for a name, an email address, a message and, if you wish, a phone number.

The optional mailing list, where it appears, asks for an email address and nothing else.

If you press Accept on the cookie banner, the site also uses Google Analytics to count visits: which pages are opened and, through an identifier kept in a cookie, which visits belong together. Your IP address reaches Google when that happens, with IP anonymisation switched on. If you press Reject, or do nothing, none of this happens.

There is no advertising, no remarketing, no Meta (Facebook) pixel and no third-party marketing tag on the site.

Why, and on what basis

Your details are used to answer your enquiry and, if you ask, to talk about a property. The basis is your own request: you wrote, so he replies.

If a purchase or sale goes ahead, the details needed to carry it out are used for that, and some must be kept because the law requires records.

The mailing list runs on your consent, which you can withdraw at any time by writing to the address above.

Analytics is used to see how the site is used, so it can be improved. Its basis is your consent, and nothing is measured until you give it. Refusing costs you nothing: the site works the same. You can change your mind at any time with the "Cookie choice" link in the footer.

Who else handles it, and transfers abroad

A message sent through the contact form is delivered by email to hello@christopher.pt through Resend (resend.com), an email service that acts as a processor for this site. Nothing you type is stored in a database on the site itself.

If you join the mailing list, your email address is stored at Resend.

If you accept analytics, Google Analytics, run by Google LLC, processes the visit data on behalf of this site. Google is a processor here. Until you accept, no request is made to Google for this purpose at all.

Google LLC is based in the United States, so this data can be transferred outside the European Economic Area. Those transfers rely on the standard contractual clauses approved by the European Commission, which are part of Google's terms.

Your details are not sold and are not passed on for advertising.

Videos and YouTube

The films on this site are embedded from youtube-nocookie.com, and the player is only loaded after you click play. Until then, nothing is requested from YouTube at all.

Once you press play, YouTube is involved, as it is for any video you watch there. If you never press play, it never is.

How long it is kept

Enquiries are kept for as long as needed to answer them and to meet legal record-keeping obligations. No fixed period is promised beyond that.

You can ask for your details to be deleted at any time at hello@christopher.pt.

Your rights

Under the GDPR you may ask for access to your data, for it to be corrected, erased or restricted, you may object to how it is used, and you may ask to receive it in a portable form.

Write to hello@christopher.pt and the request will be dealt with. If you are not satisfied, you may complain to the CNPD, the Portuguese data protection authority, at cnpd.pt.

Changes

If this policy changes, the date at the top changes with it. It is only updated when something has actually changed.
